According to Singapore’s Urban Redevelopment Authority (URA), property market segments are divided into three regions, Core Central Region (CCR), Rest of Central Region (RCR) & Outside Central Region (OCR). 2024 New condos in each region also tend to command differing price points based on how accessible they are to the central business district (CBD) or popular amenities such as schools or commercial areas among other factors.

Core Central Region (CCR)

The Core Central Region comprises Districts 9, 10, and 11, parts of the Downtown Core Planning Area (sections of Bugis and Ophir Road), and Sentosa. The CCR fundamentally commands the highest property prices due to its centrality of Singapore’s islandwide transportation network and proximity to commercial hubs, financial institutions, reputable schools & tourism areas.
